Advise on first investment property

Hi BP,

I am about to take my first flip property and would like to get some input from the BP forum.

I've selected my first property and now waiting on the hml to get the property appraised. My hml has gone through 4 appraisers who were not willing to do the appraisal for some reason.  the latest appraiser indicated that the property seems to have evidence of mold and therefore pass on doing the appraisal.    

my question- is it a common thing to have difficulty getting an investment property appraised?  Is there an alternative?

We've rescheduled the closing date once and if thing continues at the current pace, I think the closing date will have to be push to the right again.
