Need a little help on this deal

Hello everyone my name is Roderick,

So I think I have a good deal but looking for second opinions or some advice that can help with my decision. We have this two property deal in the Waukegan,IL market not the best market but there deals everywhere right? First property already has a tenant paying 975/month as is value around 40k. Second property needs about 30k in repairs with an ARV between 90k-100k. Seller wants to package the deal for 105k. Seller is having a hard time selling because the driveway is shared. So im thinking the Brrr strategy but having a hard time finding funding and if I should even take this risk for my first deal. If you guys can help in any way please post away
