Under Contract for Triplex OOS

Hey BP, so I joined a few month ago with a house hacked duplex in SoCal I purchased in Dec 2013. I wanted to own a 4 plex by the end of year. Guess a triplex will work. I've listened to audio books and webinars like crazy . So here is my first deal, not an amazing cash cow, or super screaming deal but I see it as a good deal for my long term goals. I haven't used any creative financing yet, Just went to the bank. Pretty pumped about ending 2018 with 5 doors rather than 2. I picked the area cause it seems a road less traveled as of now. I like how centralized it is and see potential for long term growth. I don't see a boom in near future but the cash flow is sufficient to ride it out for me . I have a link to the numbers below .
