Losing Duplex Status

Hi everyone,

I'm still new to this whole site and working my way around. Just bought BP Pro and spent a few minutes analyzing a few properties in different markets. I found a property that really intrigues me, but the description of the property says, "Brick duplex that reportedly upon sale would no longer have a duplex status." I've never heard of that before and googling provided no help.

Anyone have a thought?

@Jordan Leithart the property could have been re-zoned years ago to single family and had been grandfathered in. Then the current owner may have let the rental registration lapse thus allowing the “grand fathered” status to fall off. Now it can only be a single family home. That’s a scenario that happens around me in northern Mn. Does that make sense?
