Excel based calculator to evaluate rental properties

Hi Guys,

I am newbie and planning to purchase my first rental property in Wilmington Delaware. I would like to know if you guys have an excel based calculator which you guys use to evaluate a property for rental reasons? I am looking to purchase a townhome or single family home around 150 to 250k with 20% down payment?
