Hi All,

I am working through the process to close and begin work on my first investment property (flip) and have what I know are some basic questions.  

Background:  The house needs a good deal of work (roof, gutters, paint, floors, kitchen and bathroom updates, etc).  I have met with several GCs, and individual repairmen (painters, roofers,etc.) as I am trying to determine best route (piece it all together or have GC handle it all).  They have been to the house and seen the scope of work and have a good idea of expected repairs, in general terms.  I have gotten a few quotes back but none that I have back have a great amount of detail in terms of specific materials used (what rating floors, cabinets, vanities, etc.)  

I am obviously going to want to determine the look/quality of the purchases, so what is the best way to handle this?  Should I get the quotes to include allowable price range to stay within the quote on each of the items that will require my choice?  Should I request that the quote be essentially for the labor only and me purchase materials, etc. myself or directly through them as needed?
