~~~Looking for a ~~MENTOR~~~in Nor Cal

Hi,
I'm currently learning about how to invest in REO properties and flip for a profit because it involves the lowest risk in foreclosures. At the moment, I am planning to invest in my first buy. Also, if chances allow, I am open for fixer-uppers too. However, before I do any of these, I would like the guidance of a mentor. I would appreciate if you can offer free advice. Thanks~

Current situation:
1. startup captital- 10,000
2. no job
3. bad credit: assuming that my credit card was closed for defaulting on payments for half a yr and I got turned down even for a department store credit card
4. about to graduate in this summer from college
5.No experience in real estate,except that I read a few books about real estate investing

So, what's my best chance at getting a conventional loan or any other creative loans in financing for my first buy in this situation?
Any advice is appreciated :) ----it would be great if you can become my mentor as well..a million thz~~
