i think the best route for me is to start by getting my real estate licence. i'm looking for recommendations for a real estate school in the atlanta GA area. will most likely do an online course.

Do you want to help people buy and sell homes?  If so a real estate license is great.

If you want to be a real estate investor, not only is a license not required, some times it is a hindrance. 

A great place for a relatively cheap real estate investing education is Lifestyles Unlimited.  Join with the basic membership and watch all the online classes. They just had a big event in Atlanta a few weeks ago.
