Need information on starting wholesale in Maryland.

I'm reading alot about wholesaling so i'm coming to one of the best sites for info. Basically I want to know how does the whole process work. i.e. buyers list, finding the property, the correct legal forms to give to sellers and buyers. the hole nine yards. I'm concerned that even after I get people who want to added on my buyers that they need some type of qualification to prove to me that they are even for real with buying the property. Also is there a one page legal form that can be giving to the seller and the buyer.? How do you know what to charge for commission? I think from reading and listening to different people that this is a good way to get that start up capital needed to become a good real estate investor.

I know you season guys/companies out their got a good understanding so please feel free.
