How can a title company help you find leads?

I am new in the game and trying to figure out good places to get leads.

I have heard of title companies helping you pull lists. Can someone explain the title companies capabilities?

Also, how can I pull a list for notice of default, tax default?

And how can I pull lists of eviction notices and divorce notices?
