Looking for Single Family Property in Cincinnati

Hi BiggerPockets Community,

I am having a great time making connections here and building a network. After 6 months, i am STILL on the hunt for a single family 3 bed/2 bath in these zip codes: 45223, 45213, 45209, 45208, 45228, 45202. (Needs to be in a solid neighborhood so i can sell quickly once work is complete.) Can not seem to move past the 'hunt' phase. Eager to get this GOING!

Prefer a 'light' flip. No major gut jobs. Ideal price all cash is at $60k or lower. ROI has to be at least $20k at no more than 2 months work.

Any wholesalers out there who can work some deals here? How can i get IN on my first flip? Thanks, jenn

PS: One glitch is i have no 'boots on the ground' as i am looking in OH (where i am from), but live in CA.  That makes it a little hard to move quickly as i would definitely want to view the property in person before making any offers. (And also VERY nervous about scammers in any form.)
