Wholesaling and birddogging

Hi

I hope everyone is having a great Saturday!

I am starting out in investing looking to make some extra money and get acclimated to the process of real estate investing.  I have started a yellow letter campaign recently and have gotten some responses to it. I have been looking for distressed properties that I can wholesale to other investors.  While I have not come across any of those I have found some landlords that may be interested in selling their rental properties.  The properties are not on the market and I figure maybe I can put together a packet and show to investors on here who may be interested in expanding their portfolio.  Is this a legitimate way of gaining some side income or would this be considered brokering deals and would need a realtor license to move forward?  Could I be treated as a bird dog and work out a commission for finding deals that could be of value to investors?
