READY TO MARKET AS A WHOLESALER! NOW WHAT'S NEXT?

Hi BP, 

So I finish creating my business entity, created my entity logo, create a postcard template, created a business card template and ready to take action and start marketing. All I need to do now is to build a nice list and start sending out my postcards. 

There are so many place to build a list but I want to make sure that I choose to fresh and clean motivated seller list, weather is owner occupy or absentee owner. The ones I have in mind is AgentPro247, Listsource, Melissa Data, Rebo Gateway, Real Quest and there mores. I want to focus on 1 particular motivated seller which is Pre-Foreclosure

I need help building a Pre-Foreclosure List. Some people say list source does not update their information so I'm kinda iffy on weather to build a list through them. The other source does not provide a Pre-Foreclosure list. 

Any Suggestions??????
