The race for cash flow & your 1st deal

I should have my realtor license in a couple of weeks but I am more interested in investing then being a superstar realtor.  So this is my question: 

What are some suggestions on ways to bring in some money while you build a pipeline or "deal flow" regardless if your looking at wholesale, flips, buy & hold, or building clients through realtor work? 

Ideally, I would stay in the general real estate space but totally open minded with any suggestion.  If I was not getting my mortgage paid through Airbnb rentals and have some reserves I would be SOL.
