Looking to begin wholesaling

I am looking to get running with wholesaling, so just a few general questions if anyone could help.  What sort of research or homework should I do on my area to begin with? Should I just jump in and test things out with a direct mailer, or does the type of marketing I do depend on my area as well? Lastly, is a purchase contract that applies to real estate wholesaling something I should consult with an attorney about? Or is there somewhat of a standard that many wholesalers use? Thank you!

Hi Allan. Most recommend attending your local REIA. It is always a good way to get a feel for your area. If you have time, go to a few to observe to start out. Meeting regulars tend to see a lot of new hopeful investors come and go. It takes a few meetings for them to feel comfortable. As for the contracts, checking with a lawyer. You can also take advantage of the forms used by your state's Realtor association. Most have a for for use with options, which many use in wholesaling.
