The Flipping Formula

I am brand new to the REI game, but excited for it, and have been looking for options of financing my first flip without digging into my own pockets too much...

 I recently attended a seminar hosted by the gentlemen who are very popular because of TV I won't say any more on the name, so I don't break the advertising rule even though this is not that at all (Some of you are already shaking your heads, relax). During this brief three hour seminar we were pitched with a three day event that would give "us" (Those who pay 2k for the three day seminar) access to money from private investors that they had set up. They said during this three day seminar, they would show us a proven methods of operating (Flipping, wholesaling, by & hold, etc) that would generate profits. The caveat to this is that every deal you make money on they will take 1-3% off of your profits; the more money you make the less they take. They also said that if you didn't make a deal within six months they would refund you your 2k from the seminar.

So ultimately you pay for a workshop, they show you their methods, give you resources, provide you with money from private investors, and allow you to operate independently until you (and them) make a profit..... It almost sounds too good to be true. I didn't sign up for the three day event, but I was tempted. Has anyone every attended the three day seminar, and is this program really as good as it sounds?
