I have approximately $5000 to invest. It's not a lot but I want to get into the game soon. Any advice on the best course of action to invest that small amount of cash?

Look into "house hacking" where you buy a 2-4 unit house with an FHA Backed loan that requires a low percentage down. Then you can live in one unit and rent the others. Great experience in home ownership, landlording, and you can live for free! Save up some money and move on to the next one!
