Ready to take the plunge!

Hi Everyone,

I've been studying and reading and taking in a bunch of investing info for about a year now....and I'm ready to get started. First, I thought about going the wholesaling route to gain capital...but I'm not sure I want to start that way, though I think it would be good for the future.

I'm leaning more towards buy & holding a rental property in the midwest or upstate New York, I'm currently in Brooklyn, NY. 

I've been doing some initial research, but I wanted to ask anyone who's done some out of state investing their feedback and the best way to get a loan out of state. I haven't gone to a bank yet, but just from some online mortgage calculators it seems I can qualify for a pretty decent mortgage.

I'm just ready to get started and want to gift this to myself for my 30th birthday in June...or anytime this year actually.
