Best place in florida to begin real estate investing?

College student willing to move anywhere to begin his real estate career. Where in Florida is the best place? Graduating with no debt, enough money for down payments + fathers assistance with downpayment/etc. Looking to get a solid passive income.

if 25k can afford me a beach life with trips to the big city, I have been mismanaging my funds quite a bit!
