please help first call from a seller

I need some help I found a 2 family home for 70k ( he's asking that price) 2 bed. 1 bath. Each house I can only get three comps out of there one house sold for. 11/12/13 for 130k.

And three other homes that are the same for 45k. Now I be they are wholesalers.


But there is a house on the market right now for 124k if you let me know what to do this is my first time talking to a seller.

He said it needs about 2.500 worth of work

So the question is how do I really find out what the house is worth and what else should I know about the house.
