Young First Time Investor Seeking Lenders in Columbia, SC

Currently, I'm on the lookout for my first property in and around the Columbia area.

Defining My Criteria:

One of the key aspects of my property search is establishing a clear criteria. I'm targeting both single-family and multi-family properties that align with my valuations of the deal. To ensure long-term success, I'm adopting a conservative approach with a 50% expenditure ratio. This helps me maintain a healthy cash flow and minimizes risks.

The Quest for a Lender:

As a prospective real estate investor, finding the right lender is crucial. I'm currently exploring options for someone who can provide financial support for the down payment on my first property. The decision between a residential or commercial loan depends on the nature of the deal, and I'm seeking guidance on which avenue suits my investment goals. I'd love for some guidance with the loan process (especially since I am quite young).

Would love to hear what y'all have to say.
