New investor question here....

When looking at a property with tenants in there already is it common place to contact the property management company and ask if they pay on time or is there another method to finding out if you're about to invest in a headache or not.

- "If tenant occupied, Rent ledger to be provided during Due Diligence." 

- "If tenant occupied, lease to be provided during Due Diligence, rents prorated during month of closing and security deposit to transfer to buyer at closing."
