Local Rookie Investor Team

Hi!

I'm a physical therapist in the Wauwatosa area looking to get into real estate investing in the greater Milwaukee area. My husband and I are considering a long term rental or potentially a fix and flip. Looking for local meet ups and/or mentor opportunities in the area. Also open to potential partnerships. I'd appreciate any general insights/recommendations for the following:

1. Recommended books (I've listened to hours of the Bigger Pockets and Real Estate Rookie podcasts thus far)?

2. Investor friendly real estate agents in the area

3. Local hard money lenders

Any and all insights/recommendations/advice welcome!

Thanks
