Advice mortgage payoff home rental

Advice or Perspective appreciated

I have a 30 yr old 3B 2 br home. Monthly $1100, rent $1500, $61000 mortgage left, 4% rate, good renter for the past 3 years, bought for $175, north Kansas City mature neighborhood. Property mgr suggests I sell estimates maybe for 234 K.   invested $30k in internal and external repairs. Left KC temporarily for a job. Uncertain if I’ll return but I like the house.  Debating on whether to sell or payoff the mortgage (can do it)  not sure if selling will be sufficient to buy another income property  Thoughts?
