Investing with no money down

Hello,

I'm currently a real estate agent and I'm looking to get into the investing side of real estate and struggling with finding the right people to partner with in order to make the deals happen. I would greatly appreciate any and all advise on how to get my foot in the door in order to start being financially free.

If I were in your position I would be focusing my energy on selling as many properties as I could. Then you can use the proceeds from those sales to invest and you won't need a partner. If you sell 50+ properties you'll know the best areas to invest in and what a good deal is. 

In tandem I'd be going to every real estate meetup I could, or start one, to build relationships with other investors in the area and potentially get referrals to reliable vendors like contractors, CPAs, lenders, & wholesalers. You may even find some off market deals.

If you have the time and energy, since you have your RE license you may even want to look into managing other people's properties. You'll get tons of experience, continue to build your network, and can make a little extra money on the side.
