low income investor 3rd propety

hi im a low income new investor  i make 70k  a year i have my primary home plus i purchase mi first property in 2021 . my question is if i have the 20% save to buy my second rental property   as a investment . can i qualify later to buy my primary residence ?

Hi Joswaldys, 

I wouldn't consider 70K low income, you're actually in the higher bracket than most.

To answer your question, you should qualify so long as it has been 12 months since your last conventional loan.

Investments shouldn't effect debt to income ratio as they are viewed as an asset that provides cash flow to cover the mortgage.
