Assistance to fund down payment?

Hello all,

Currently 22 and want to buy my first rental property. I live in "Central Jersey" but this area Is a little too expensive to invest in. Have been researching other parts of jersey and PA that seem much more reasonable for my income however because it is so far, I would not be able utilize an FHA loan to help with a lower down payment. I have started to budget for a down payment but at this rate, I would not be able to achieve that first property for 2-3 years and due to personal reasons, I need to get started ASAP. If I were to find a great deal with a decent cash-flowing margin, are there any lenders that can help me put down the down payment. Similarly, is there anyone who would offer hard money down payment loans if the deal made sense?

I understand theres a conflict of interest with the hard money lender and the mortgage. Just wondering if anyone has done some sort of deal or worked with someone who is willing to do this?
