Is getting your license worth it?

Michael Marcotte

Would getting a real estate license make life as an investor easier? Also, I was wondering if anybody had a recommendation for a good real estate school for getting a license?

Having a license could make things easier, but only if used properly. The license gets you access to the MLS to do your own research. It enables you to build relationships with other REALTORS and find deals before they hit the market.

On the flip side, you'll be a pretty crappy agent. Be honest: would you rather have an agent representing you that closes 100+ deals per year with 10+ years of experience, or the new agent that has no experience? There's great value in using a REALTOR with experience. They can negotiate on your behalf while remaining emotionally uninvolved. They know the laws, the contracts, and so much more. You don't know what you don't know and getting your license will only improve your lack of knowledge about 20%.

Unless you intend to buy/sell for others and make a living at it, I don't think a license is worth the effort. You are better served spending your time/energy on learning how to manage the rentals properly.
