How to split a large parcel into 2 seperate parcels?

I have been putting together a deal that has a huge lot with 2 houses on it. Im trying to determine if I should buy and hold both properties or consider splitting the parcel and doing a fix and flip on both. This is not 2 lots but rather a very large single lot with only 1 tax ID. My question is where do I go to get the information I need: Legality, zoning, procedure?

I want to fully understand the legality of this purposed idea as well as the experts needed to make it happen. Any advice is truly appreciated!

Depends if this parcel is in a city or outside. If in the city, contact your planning and zoning department. Briefly explain what you would like to do and they can send you to the appropriate party.
If outside the city, you want the county planning department. Do the same thing as above.
2 houses on a single lot sounds like a non-conforming use, so the municipality shouldn't have too much concern with you doing your split. That being said, there will be red tape, but this should make you some money in the end. Nice find.
