Hey Cohen, if only it were possible to fit it all in one message!

You need to wrap your head around all the options that are available to you. Not much context about your situation here but if you're new to the game, just started reading and hit the podcasts hard. Search for and go to local real estate meetups to network and get around like-minded people to hear their experiences. 

IMO the best way to start getting invested in real estate is to house hack, so I highly recommend the first thing you do is pick up Craig Curelop's book, The House Hacking Strategy, here on BiggerPockets. You can buy your first place with a low down payment owner-occupied loan and continue to educate yourself during that first year you're required to live there.

Real estate isn't a get rich quick game, it's a get rich eventually game. So continue to learn and get around the right people and you'll be well on your way to doing great things. Best of luck!
