Marketing tactics to grow my PM business?

Hello BP! I am looking to grow my property management business and would love advice on how to attract investors/property owners to use my service. I have a few thousand tax record addresses for owners of rental properties and I was thinking I could mail out a marketing piece. Many of these owners use other PMs already, but some do it themselves. As a rental owner, what kind of marketing piece would entice you to look into a different PM than what you already have, or consider using a PM for the first time? Would a postcard be eye-catching? A personal letter? Would sending out something multiple times be more effective?

Some of the things that make my company different: We have a high focus on service and communication. We implement a preventative maintenance plan (instead of just waiting for something to break). And we charge flat rates because we provide the same level of service for everyone. How can I work this information into my promo piece without straight up bashing the competition?
