Marketing Myself to Buyers?

Hello all,
I have identified 10 possible buyers or investment groups in my area. They are either buying, rehabing and renting or buying, rehabing & selling. I do not have any properties to market to them yet as everything I have read on BP suggest that I need to build my buyers list first. What is the best way to market myself to these folks and find out what they want to buy so that I can go out and wrangle up some deals they will be happy to buy? I really can't afford to screw this initial intro up. My market is small and word will move fast if I do something stupid or unprofessional.
