FHA/HUD Rules

We recently had FHA on our radio show and this seasoning rule doesn't look like it will be going away any time soon according to the their west coast marketing and outreach specialist.

As a hard money lender, we know exactly what investors are doing so we don't have an issue with season at all. However, we know up front about what we'll be dealing with and plan on holding the properties for a while before we'll even start rehabbing.

We are currently attempting an auction as a way to wholetail properties to the public with them understanding they can't come with FHA financing. We still have a few auctions left and about half have worked out.

We have personally sold properties within four days of listing in spite of the seasoning. it just depends on the type of funding the buyers are coming to the table with. More and more it's FHA.
