I need some help I do not want to lose my HOME..
My home loan was with Argent the went to AMC then to Ameriquest, State of Calif. put Ameriquest out of business, the changed names My Citi Residential in 2007 and now the loan is with Citi Mortgage. I am behind on payments On Feb 9, 2009 I was asked enter my loan info on Citi Mortgage web site. Within a week I got a call asking what could they do to help keep my home. I told them I was unemployed as of Nov 7,2008 and getting unemployment they ask to fax that to them. Then I was told to do the hardship form on line at Citi Mortgage. I did so and I was offered a loan modification the loan would be dropped from 187,000 to 157,000 and I would get 3% for 5 yrs, 4% for 1 yr and 4.8% for the remaining. loan of 35 yrs. Fixed .I was asked to fax over the extra unemployment I was getting and the letter from my roommate with rent receipts for 4 months. No I get info that they can not use my unemployment to modify the loan. unless I can get a letter from the State of Arizona stating that I will have 26 weeks more of unemployment. When I was told it could be used. I have called a Supervisor Charlie Welch (866) 751-6912 EXT. 47643 Left 2 Voice Mails ,no return call.

Attached are the emails I got from Citibank.

Monthly Gross Income:
The borrower’s Monthly Gross Income is the amount before any payroll deductions includes wages and salaries, overtime pay, commissions, fees, tips, bonuses, housing allowances, other compensation for personal services, Social Security payment, including Social Security received by adults on behalf of minors or by minors intended for their own support, annuities, insurance polices, retirement funds, pensions, disability or death benefits, unemployment benefits, rental income and other income.

Monthly net income can be used for preliminary screening and qualification. If used, the servicer will need to multiply net income by 1.25 to get to an estimate of Monthly Gross Income.

Hello Joe,

I just heard from the Underwriter assigned to your modification request. I submitted the information you supplied from the Officer of the Governor and his comments are as follows:
"Using unemployment income in the amount of 1148.33 the mod fails FDIC model. We would not consider room rent per Mortgage Policy Manual."

Sorry Joe but it still doesn't seem to be sufficient income to be qualified through the only loan modification program we have available to us -- the new FDIC rollout of March '09.

Regards,

Heidi

Thx

At this point the State and Senator McCain and Congresswoman Giffords are involved in this matter.
The Governors office told me that Letter should work because they have written it before for Citibank.

Hello Joe,

I did receive your fax this morning and have already directed it to the Underwriter Taylor a few minutes ago. I asked him to NOT JUST update the system with his comments but to please email me back so that I am aware of the status since we all have an extremely large pipeline and I'd like to not be kept in the dark on things. I will email or phone you as soon as I get a response from him as to the outcome Joe.

Talk with you sometime soon! :~)

Heidi

I can not do that until I extend my claims.
I guess Citi Bank does not want the toxic funds to write down the loan or the money given to them to modify the loan.
Is there a Supervisor I can talk to?

Hello,

Please provide proof that you have 26 weeks in the future and I will submit it to Underwriting. Short of that, there is little that I can do Joe. I am low man on the totem pole and you unfortunately are not going to get any where at this level.

Hope you can obtain this condition. Have a nice evening Joe and please keep me posted. :~)

I have checked with unemployment and I am told I can get up to 40 more weeks.
If he was looking at wanting 26 weeks I started my unemployment back in Nov 2008
It is not my fault that it has taken this long to do this.
All I have to do is ask for an extension.
I have also talked to Dept of Treasury and filed a complaint with them.
And the OCC. Over this matter
They have both told me that unemployment is income that is taxed.

Heidi,
Below is the from the web site.

https://egov.azdes.gov/cmsinternet/main.aspx?menu=234&id=922

13 weeks the The legislation signed by the President on November 21st,2008 and now Unemployment Insurance Extended Benefits: On April 24, 2009, legislation was enacted that will allow Arizona to pay up to 13 weeks of Extended Benefits (EB) to individuals who have exhausted their regular Unemployment Insurance (UI) and Emergency Unemployment Compensation (EUC) benefits.

The state will not give a letter to state 13 and 13 It will only state that I will get UI as long as I qualify for UI.
Also the money I put down for Food can be taken off I now get Food Stamps.

I have called Charlie Welch and no return of my call.
This underwriter is getting nitpicky with this. At this point Citibank would get the $30,000. write down and money for doing the modify.

When I get the letter from the Governors Office I will fax it to you.

So that I am right ...loan write down from 187,000 to 157,000
3% for 5ys
4% for 1 yr
4.8 for 35 yrs

correct?

Thank

Joe
