My next question - finding distressed sellers
Again, without writing a novel explaining the details and reasoning behind this (should be obvious to the experts anyways) - I want to locate properties owned by distressed sellers.
Maybe they're not even selling either - they may just be in a bind (i.e. lost a job, getting divorced ... can't pay local taxes, whatever)
Where's a good place to start when looking for distressed sellers???

Get a relationship going with a Title company. Most of them will provide weekly reports on distressed properties in your area. I use First American and they provide me with a weekly list. The info included the names, how much they owe and estimated market value.
