Can't find insurance for 6-plex (Colorado)

I'm UC on a 6 unit building in rural Colorado.  Everything looks good, but I cannot find a provider for insurance.  Reasons are: building is too old (1956), systems are too old (electric updated in 1992), roof too old (metal roof since 1990s, great condition).  I plan to get in there an renovate after closing. 

This is a low risk policy in my opinion.  It's built very well and will be used for LTR.  I've reached out to 8-9 companies and no one will do it. 

Thoughts?

side note: insurance in Colorado is getting ridiculous

side note: insurance in Colorado is getting ridiculous


 If you are rehabbing, have you asked about a builders risk policy?  Then once you correct the issues you list you will have a better chance of getting a landlord policy.
