New Truck Driver Wholesaler in Long Beach – Need Advice!

Hey BP Family,  

I’m a 24-year-old truck driver breaking into wholesaling here in Long Beach, CA—I know it’s a hot market, but I’m all in! Been grinding on weekends putting up bandit signs and cold-calling when I’m off the road.

Hitting some roadblocks though:  
- **Off-market deals** – Best ways to find sellers besides signs/driving for dollars?  
- **Buyer list** – How to build a solid one FAST in a competitive area?  
- **Contracts** – Don’t wanna mess up my first deal! Any must-know tips?
