@Anthony Saheed I would advise you to be very careful to recommend people to speculate in volatile real estate markets.

Flat fee can work well for people who are knowledgeable in real estate principles and law, have experience negotiating deals, and have time to devote.  

If you are asking why real estate, it's not for you because you are asking people to convince you about an asset class you somehow have determined to be not good for you.
