As a result (at least in my area) most appraisers rush this process and give something like 112% value for remodel- which is utterly ludicrous, as our remodels are enormously leveraged and should give closer to 300% value.And with these ARV based DSCR programs, you need a high ARV dollar amount, or else they further drop your LTV.

Simple answer, yes these are all normal things to utilize.However, as to how they are used - that will depend entirely on where you are going and what you are trying to accomplish.For tax purposes, given it is generally a bad idea to use an S-Corp or C-Corp for holding real estate, any other tax structure will have absolutely no difference from one another - IE an LLC taxed as a partnership, an LLC wholly owned by you and disregarded for tax purposes, owning directly, or owning through a revocable trust - all of these have the exact same tax result at the end of the day.

They are embarrassed by the business aspect of making offers and as a result at very often unprofessional in regards to making offers.Why do they help investors...because they are not personally in the market to buy every good deal that comes along, ethically they may not be allowed to buy listings and, like us, must have th emoney/financing and be in buy mode.Good investor agents are difficult to find and worth their weight in gold.
