If you're particularly sensitive to it, I don't see any point in making yourself miserable over it.The other thing about smokers is that apart from a very rare few that are somehow able to maintain a habit of only a couple a day without it gradually becoming more, most of us are addicted to it to varying degrees.

I suggest to get with C1 - expensive but at least you are sure that he's focus and reliable on the work you need than the other one who is cheaper yet tries to work on multiple tasks and may even lost priority to what you need.

So, expect to pay about $500 for a typical engineering review/inspection for something like this (though obviously it could vary).The engineer likely wouldn't have to open up any walls, but it depends on the work that was done previously and how/if it was covered up.If the deal is great, and you're willing to spend $500 to check it out, go for it.

Simply RAISE the contract rent to $1,050 per month, and insert a clause that they can get a discount of $150 (you vary the rent and discount to please yourself) in any month where you are in receipt of the rent by the 5th of the month, so their net actual rent will be $900, if you receive it within 5 days.I have not seen this challenged, but until they take it to court and if and when it is challenged, you may be able to use this to successfully collect the $150 "de facto" late charge - and hopefully, the rent ON TIME!

You may want to make your presence known by riding by at various hours of the day/week just to check on the property ( a quick, stop in at the property) , vary/extend the hours that you are there doing the rehab, make your presence known as the new owner of the property.
