Yes, Self Storage is indeed a hot asset class and there is a lot of eyes on it, but as @Scott Krone says above - your market is really only 5 miles around the subject property so there's plenty of 5 mile markets scattered (aka "under served") throughout KS & MO.And in all things, remember: You are NOT a lotto ticket.

If the first applicant is a member of a protected class, they can claim you discriminated against them based on their protected class, not their credit report or income or Landlord reference.
