@Andriy Boychuk the only people I personally know of who have bought parks at auction were a large fund and even then I think it was a NPN auction and they picked up a portfolio loan that had a few parks. 1.

I know I can get a 2 bedroom condo for roughly $600k at the moment and I can easily pick up 3 rental properties with 20% down from my profits from selling my current rental. 

I DEFINITELY do not want to spend years and years as a real estate agent, and then take classes, and then take a broker exam.

@Sara Taslitt Ask lots of questions about protected classes and "testers".There are lots of ways to get snagged in a sting, where the state employs testers to try to trip you up.

@Christopher FreemanSince cap rate represents a risk premium it fluctuates by market, property type and class, demand, etc.

I don’t think there is any negotiation, likely some class action suits....either way, whatever is recovered/clawed back, minus receiver/attorney costs, will get divided up among all investors.  

Hi @Elijah Glenn, yes just google how to become a real estate broker in Texas and there should be some good classes you can take to become a Realtor.

Looks like I need to pick up the book listed above to learn all about HOW to go from setting a seemingly lofty goal to realizing the benefit of shooting high.
