Absolutely not, the whole tipping thing has already gotten out of hand in my opinion.

Sometimes this happens when the deed is recorded, but the transfer affidavit is the correct way to ensure it gets done (and you're technically required to do it within 45 days of the transfer).In my opinion, it could definitely be worthwhile to send direct mail to folks who are that far behind on their taxes.

This is where you've got to find someone local in your market to call up and get their opinion.

At the end of the day, if they aren't doing what you want to be doing on a 10x larger scale, then their opinion really doesn't matter.
