Usually, they let her and say...oh it's so messy, we're moving....LOLI think I'd try to read their personality a bit more and not jump to conclusions, you can generally tell in conversation if they think the whole world is always wrong, everything is someone else's fault, things aren't ever right.

One of the better ways to flip a home like that is to put in owner financing and pass it off to a buyer who will pay a higher down payment and higher monthly payment than you offered the seller. 2) That's really tough (in my experience) to do as no cash buyer is going to be willing to put down 74% of the market value without even factoring repairs/up to speeds (up to speeds is a umbrella term I use for things like painting, carpet cleaning/removal, etc).

I would leave it as-is.In my experience, the best return on rental income rehab is to bringing the house to to just below the neighborhood average condition on most things (but fully functional), and then doing the standard paint/carpet.

I expect the tenant to leave it in good condition, but will most likely need an added once over on the following:Outside windows (and possibly inside)Garage interior top to bottom vacuumGeneral deep cleaning in window sills, etc.Window screens Floors may need a once-over, but hopefully, I'll have the last of the carpet out by then.

Everything has been unofficial to this point ( He has painted, been there to meet carpet installers, and other minor items) As he lives next door he is in the best position to keep an eye on things..but it has I think turned into to close of an eye.

I agree Bill Gulley - this one can get messy and it may just be wiser to stay out of it completely.It also sounds like there are too many moving parts, not enough time or value, and that the smarter move would be to try and acquire it from the auction.I'm just hungry to make my first deal and this popped up on my radar. :)

Fuzz on the carpeting, "Are you going to replace that carpet it's got fuzz" (well maybe not that extreme, but pretty much), and those that will be "Stone Faced" and you just don't know.

she moved out on the 1st of November, but the carpet was destroyed among other things in the property.
