My questions for all of you is how do you track your properties:1) I use Trello to track each of the properties and information such as the below item:Address, Parcel Number, utility info, mortgage info, property tax info, PM info2) I use a XL spread sheet to track expenses to date, repair costs, monthly rent 3) I use the BP rental calculator for cash on cash return and NOI4) I use dropbox to store all my purchase docs, mortgage statements, repair bills etc.The challenge is the maintenance of the spread sheet everytime I buy properties and to monitor trello for actions that are due etc.Any suggesting on automation/software to use where i can track all of the information on my properties?

Depending on the size of the home, its a large investment to furnish a property for short term rentals so that is something to consider, it could cost 20k in furniture/linens/kitchen equipment and dishes.

There will be a lot more expense to upkeep a home rather than an apartment, furniture, etc.

When the state tells you it’s too dangerous to get treated by a doctor for chiropractic or physical therapy treatments yet deems a liquor store essential- It’s not about your health!

That ain’t the job for you… I can’t stress this enough picking a job is like walking through a candy store, a lot of them seem good till you break them down by pay/demand/desire and look at them, don’t get distracted by something shiny.

So make sure you're not in an over-supply.2) They are sensistive to the economy, it's like Vegas, economy ticks up and people have an extra $2000 for a trip or to buy stuff to store. 

The first is more like a small general store and a hair salon kind of town.

Looking to remodel and rent the apartments, and renovate and either rent or start up a business (down the road) in the store front. 

Though space is leased, improving the space by painting, updating furniture, equipment, organizing and systematizing things in the business.
