1031 seems pretty darn advanced for a bunch of 15-year old kids who probably don't know the 1st thing about REI.That being said, @Dave Foster is the 1031 ninja around here.

@Scott Bell, I have 8 units in the Columbus / Ft Benning area and have been using Donna Foster as a PM for the past two years.

@Charles D Marrow  the lawyer I am working with now - I am confident will get them out.

I stated in a previous duplicate post that it's a house hack & I'm confident in my decision regarding the cash flow from the AirBnB market and have acquired enough data to know it's reliable.

We also have confidence in the technical ability of the contractor, and he works like a beast when he is on the job-site.

If I had more confidence that I would be able obtain tenants quickly after purchase I wouldn't be so questionable on pulling the trigger on a vacant property or a multi family that has one of three units occupied.  

I would not have wanted to take their cash until I was confident I could protect it and use it well.It's great that you have a plan.
