I want to be knowledgable and confident in what I do.

There's more but if you can go through this list and you are still comfortable with your return you should be able to feel confident in the deal.

Based on my lease/rules addendum I'm very confident I can pass along the cost to them, and I want to have reasonable responses if they refuse or do not pay, or whatever.

If you're not already, be assertive and confident in your speech (practice, affirmations, etc...).

I don't yet feel confident in knowing how to narrow down my search to a city, or county.

I was unsure what market I wanted to invest in or where to start but as I educated myself by reading and researching it has helped me become more confident in my real estate investing abilities.

Getting that exposure to real life scenarios helped me gain the confidence and knowledge to put pen to paper.  

@Dan Krupa thank you for the heads up, a buddy of ours has invested out there with success and now he’s moving out there, my husband feels more confident looking in a place where we have a friend that we can count on to help us out with anything out there.
