I decided to do a walk through on Fri, July 31, 2020 and found that they are growing marijuana inside a tent in the living room, have 6 cats 1 dog, 4-5 firearms in a closet with no lock-box, holes in the walls - some are obvious that they've been patched and others have not been patched, leaks under every sink that now are growing mold, 1 bathroom sink is completely molded underneath the sink to the point where the sink is slowly sinking in through the wood, and that they are not cleaning.

When I had the electric disconnected, the city just removed the meter from the service box. 

We were doing the big-box stores (Lowes/HD) - we decided to go with Zen.

I almost caught myself humming the song "little boxes"  on a walkthrough.

Local banks (not the big boxes) are quoting me 4.5% for 5 years/ballon on a 20 year ammoritization with .5 points.

I didn't expect this unless there are extreme reasons I need to see the place in person (maybe the house blows up, idk) and if I did go I would not know what to even look for.I would just ask questions like when is the last time the roof, hydro boxes, furnace, (input major structural change) took place, take note of the date, and expect to not have to replace those for another x years (or handle them at time of move in).

We also have a lock box at each house just in case the batteries die in the keypads.

There, I ended up having to just find a market with good appreciation and hope it set me up well for when I came back to NC, and I got lucky again.Anyways, I've only been back in NC 2 days and I'm still wading through a sea of boxes in my house, but I am eager to link up with some local investors and begin getting a feel for things out here. 

I agree with @Kenneth Garrett so it's time to look outside of the box.
