I have a CA Association of Realtors lease with boxes checked that tenant is responsible for landscaping, trees, and watering.I discovered in June that they had stopped keeping up the property and watering the lawn due to expense of water and a broken sprinkler head that they never informed me about.

Well after they were there for a couple hours they told us that the 65" TV in the living room was dead, the directv boxes were dead, the xbox was dead, the internet is dead, and the virtual pinball table boots up but the buttons don't work.

I decided to do a walk through on Fri, July 31, 2020 and found that they are growing marijuana inside a tent in the living room, have 6 cats 1 dog, 4-5 firearms in a closet with no lock-box, holes in the walls - some are obvious that they've been patched and others have not been patched, leaks under every sink that now are growing mold, 1 bathroom sink is completely molded underneath the sink to the point where the sink is slowly sinking in through the wood, and that they are not cleaning.

I didn't expect this unless there are extreme reasons I need to see the place in person (maybe the house blows up, idk) and if I did go I would not know what to even look for.I would just ask questions like when is the last time the roof, hydro boxes, furnace, (input major structural change) took place, take note of the date, and expect to not have to replace those for another x years (or handle them at time of move in).
