Do I need to run a title search on each property I am interested in (It seems like I would run myself up a nice big bill doing that)?

There are several investors who do buy houses in this condition .Bill,Great advice also , and I appreciate it very much.

As Bill said if you don't own the property your taking the chance of losing the bucks, even with owner's permission.
