Hi @John Patterson, here is a list that BiggerPockets put together for companies that offer background checks.Although there are a lot of companies that offer reports, there are 3 true bureau's that generate these reports. 

If it is a company that has to continually go out and get new sales in order to generate revenue or if the success of the company is based on the founders charisma and connection with the community then that is more risky and so would pay a lower multiple of NOI.That being said there are a million variables at play here. 

If you add the dollars up, this is about $120,000 anywhere in the country.A 32-unit simply doesn't generate the collections necessary to absorb payroll.

You can generate 1000s of leads that are retail or not motivated so what you are after is motivated sellers.

I believe that I did get a good property, which is generating cash flow, however, HomeUnion's property management was terrible.
