@Jill Haselman FYI:  personal letters are no longer advised/allowed by licensed agents for discrimination issues..And its not always the buyer's agent fault... there are plenty of actors in a transaction (don't forget the seller's friends, family and social media) as well as still a strong seller's market.

1) Write down all the buyer and seller concerns you're hearing2) Practice your responses to those objections/concerns with other agents3) Video marketing on social and via email.

IOW, they will make an offer that is WAY below market price and you'll end up leaving a lot of money on the table.You might consider running ads on social media or using an MLS-only service that provides you listing on MLS, but no other services.
