This property is in North Las Vegas in an area I would rate as a C+ area, consisting of mostly older homes built in the 60's and early 70's with nice size lots, for Las Vegas area, around 6,000 sq/ft.

At least I got a couple months rent out of it (she/they were even good about paying early).They've kept up the place decently for a "C" property, and I don't want to be a stickler on lease terms and end up getting caught up in whatever they have going on.

Ask agent to compare offers in a spreadsheet - anonymized - like Party A, Party B, Party C to compare offers as apples to apples.

For reconnection : you'll want to make sure the A) gas valve is working well B) the thermocouple is working well & sending signal to pilot without effort C) the igniter is working well OR, the tenant can reasonably easily reach in with a match or BBQ lighter to light the pilot.
